Pre-Approval Checklist

• Photo ID — Driver’s license or passport for every borrower.
• Pay stubs — last 30 days — All jobs, all borrowers. Digital copies are fine.
• W-2s — last 2 years — From every employer in that window.
• Tax returns — last 2 years — Full federal returns, all schedules. Especially important if self-employed or 1099.
• Bank statements — last 2 months — All pages, even the blank ones (underwriters really do want them).
• Retirement / investment statements — Most recent quarterly statement if you’ll use these funds or want them counted as reserves.
• Documentation for other income — Social Security award letters, child support orders, VA benefits — anything you want counted.
• Gift letter (if applicable) — If family is helping with your down payment, your LO will give you the simple form to complete.
• Landlord info — last 2 years — Names and contact info to verify your rent history.
• Do NOT open new credit — From now until closing: no new cards, cars, or loans. Seriously.
• Talk assistance first — Ask about CAFA and other Louisiana programs BEFORE finalizing your budget — it changes your cash-to-close math.
